GSK Stockmann advises Art-Invest Real Estate on the Xperience Quartier near Munich

A GSK Stockmann team led by Munich-based partners Dr Dirk Brückner (Real Estate) and Dr Alma Franke (Finance) provided Art-Invest Real Estate with comprehensive advice on the next steps for the “Xperience Quartier” development in Taufkirchen. The high-tech company Hensoldt AG has been acquired as a long-term anchor tenant, committing to a lease for over 12,000 square metres of office space.

In addition to advising on the letting to Hensoldt, GSK Stockmann also provided support with the financing of the entire project and other project-related contracts. The project is being financed by UniCredit via a green loan. Construction of the new district began in August 2025, with the office section scheduled for completion in Q3 2027.

Thanks to its broad range of expertise, the GSK Stockmann team was able to advise on all matters relating to the lease, project-related contracts and complex financing arrangements. The firm regularly advises industrial companies, systems integrators, suppliers and project developers on complex transactions and challenging procurement projects, as well as extensive infrastructure and construction projects.

The Xperience Quartier is being built opposite the new “Space Valley” at the Technical University of Munich, Europe’s largest aerospace campus. Consisting of two 27-metre-tall buildings connected by a plaza and an underground car park, the development will offer over 22,000 square metres of office, hotel and conference space upon completion.

Hensoldt, a leading provider of innovative sensor solutions for defence and security applications, will be the new anchor tenant and will relocate its headquarters to the new building. The company’s current headquarters in Taufkirchen are only around one kilometre away from the new location. The decision therefore also represents a clear commitment to the area. The Xperience Quartier will provide around 12,300 square metres of contemporary, sustainable office space for over 400 Hensoldt employees, as well as a new executive suite.

GSK Stockmann is a regular adviser of Art-Invest Real Estate, having supported the company with several other projects in recent months, including the letting of the SZ Tower, the sale of the Momenturm and the sale of the P11 office building, all in Munich. The Cologne-based company is an investor, asset manager and project developer with a long-term focus.
