GSK Stockmann advises Patron Capital and INBRIGHT on purchase of a logistics property near Berlin

GSK Stockmann advised Patron Capital and INBRIGHT on the purchase of a 10,300 sqm logistics property in Ludwigsfelde, on the outskirts of Berlin. The joint venture is already active in several German cities, including Cologne, Mainz, Hamburg, Norderstedt and Hanover, and is planning further acquisitions in strategic logistics and industrial locations with future value appreciation potential.

Patron Capital, a pan-European investor focused on property-backed investments, together with its partner INBRIGHT, a developer and asset manager specialising in light industrial and logistics properties, have acquired a logistics and warehouse property spanning approximately 10,300 square metres located in Ludwigsfelde, just south of Berlin.

The seller is Logtrans Spedition, a subsidiary of the logistics firm Schnellecke Group. Schnellecke will continue to use the logistics and warehouse property at Rudolf-Diesel-Strasse 2 until the beginning of 2027, after which point the property will be converted into a logistics and business park specialising in last-mile logistics.

Shortly before this transaction, the investors acquired another light industrial property spanning around 10,400 square metres in the well-established Misburg-Anderten industrial estate in Hanover. The estate comprises around 17,300 square metres of land with two buildings originally completed in 1994 and 2005. It currently has an occupancy rate of over 95%, with tenants from the logistics and distribution sectors.

GSK Stockmann advised Patron Capital and INBRIGHT on all legal aspects of both transactions. The interdisciplinary team provided support through all stages, from structuring the transactions to conducting comprehensive legal due diligence and negotiating and finalising the purchase agreements.
