GSK Stockmann advises joint venture between Patron Capital and Inbright on acquisition of light industrial property in Norderstedt

Commercial law firm GSK Stockmann successfully advised the joint venture between Patron Capital, a pan-European investor specialising in real estate-backed investments, and Inbright, a light industrial real estate developer and asset manager, on the acquisition of an approx. 13,700 sqm property in Norderstedt in the Hamburg Metropolitan Region. The seller is a medium-sized project developer from Hamburg.

Situated just north of the Hamburg city limits in Norderstedt, the property is only a few minutes from Hamburg Airport and was previously used by the logistics subsidiary of shoe retailer Goertz until the end of 2024. Patron Capital and Inbright plan to comprehensively modernise the property, including optimising the warehouse space, refurbishing the roof and investing in the technical building services. Extensive ESG measures are also planned, such as improved insulation, energy-efficient lighting and environmentally friendly heating technology.

The acquisition forms part of Patron Capital and Inbright’s joint investment strategy to build a diversified portfolio of sustainably designed light industrial and logistics properties in Germany’s major economic regions, with a total investment volume of 250 million euros. They are also investing 100 million euros in light industrial and logistics properties in Portugal.

GSK Stockmann previously advised the joint venture on acquisitions in Mainz and Hamburg.
