GSK Stockmann has comprehensively advised AviaRent Invest AG on the sale of a real estate portfolio consisting of 12 micro-living properties to the Danish pension fund PFA Pension and a property to Domicil Real Estate AG.
In a complex asset and share deal, AviaRent sold 12 properties of the sub-fund MikroQuartier I to the Danish pension fund PFA Pension. Furthermore, the shares in the company holding the inventory were sold to PFA Pension in a share deal. In addition, the Asset Manager of PFA Pension, the Domicil Real Estate AG, purchased a property of the sub-fund. The total transaction volume amounts to approximately 235 million euros. This is one of the largest transactions in the micro-apartment asset class.
The properties are spread out across Germany. The properties include the “Neue Hühnerposten”, a building designed by Tschoban Voss near the Hamburg Central station with 353 apartments, the “Quartier etc.” near the Frankfurt East station on Ederstraße, featuring 181 apartments, as well as properties in Berlin, Bonn, Hannover, Cologne and Munich. The MikroQuartier properties comprise a total of 1,480 residential units with a rental space of 42,000 square metres as well as 426 parking spaces.
With a team led by partner Dr. Olaf Schmechel, GSK Stockmann provided comprehensive advice to AviaRent Invest AG regarding the sale, in particular on transaction structuring, contract drafting and negotiation. Moreover, legal advice was also given on tax topics. Over the past 10 years, the law firm had supported AviaRent AG in the acquisition of the properties and advised on legal asset management topics.
Since 2009 GSK Stockmann has been regularly advising AviaRent on the acquisition and sale of care properties, facilities for age-appropriate and assisted living and clinics as well as micro-living properties.
